Kivell's first property auction of the year saw every one of the seven lots exceed its guide price.
Bidding was fierce at the sale in Lifton Strawberry Fields, Devon, resulting in sales totalling £1,360,000.
Newhouse Farm in St. Clether was for sale in two lots. It had sparked considerable interest in the run up to the event, and Lot One (Newhouse Farm Cottage and 9.35 acres of land) surpassed its guide of £395,000, selling for £490,000.
Lot Two included 25.37 acres of land and an agricultural shed exceeded the guide price by an impressive £135,000 as the hammer fell at £330,000 against the guide of £195,000.
Just under five acres of land at Cargreen, Saltash sold for £155,000 against a guide of £60,000 - a remarkable £31,187 per acre.
A further lot of 0.41 acres of land at Longacre, Launceston sold for £32,000, £7,000 above its guide.

Bidding was also competitive for the garages at Kensey Hill in Launceston which sold for £45,000 against a guide price of £35,000.
Fairfax Place, a two bedroom mid-terrace cottage in Launceston, sold for £98,000 against a guide of £60,000 and Rosemullion, a two bedroom bungalow in Liskeard, sold for £210,000, £30,000 above its guide.
