A VINEYARD and pasture land is among the lots on offer at a property auction this month.
Quoted at a guide of £120,000, Curload Vineyard and pasture land at Curload, Stoke St Gregory near Taunton, expands to 5.42 acres. It includes an area of land with a one acre vineyard, a small coppice and amenity pasture land.
The vineyard was established just over 30 years ago with varieties of Seyval Blanc, Solaris and a few Muller Thergau, which thrive in the UK climate producing a pleasing white wine. In recent years overall yields have been around two tonnes of grapes giving around 1,100-1,300 bottles of still and sparkling wine produced under contract.
Orchard and amenity trees have been planted in the land, while the pasture land has been utilised for grass conservation and grazing. In addition, the land would be good for equestrian use with opportunities for riding out in the local area.
Planning permission has been granted for a welfare cabin on the site, which would include a small kitchen, sitting area and chemical toilet. It would be heated by a woodburning cooker. Machinery and storage buildings are also contained within the area.
Other lots in the sale include a three-bedroom bungalow requiring modernisation at Martock, Somerset, which has a pre-sale guide of £425,000 and an interesting Grade II Listed detached cottage, dating back to the 17th Century at Barnstaple Street, Winkleigh. This project home has planning consent for a two-storey extension. Sat in a 0.25 acre plot it has a guide price of £250,000.
The property auction is set to take place at The Shrubbery Hotel, Ilminster, on Wednesday, September 27 2023, from 2pm.
