A FARM with 276 acres of productive arable, grassland and mature woodland in Devon is on the market.
Labdon Farm, situated above the Taw Valley near Eggesford and Wembworthy, includes a farmhouse, cottages and buildings which lie at the centre of the farm. These were originally part of the Earl of Portsmouth's estate and the house is believed to have been built for the estate's farm manager in 1858.
The house has south-facing gardens overlooking the farm. It inclues a range of traditional stonebarns, which could be converted into residential dwellings, holiday accommodation, storage or commercial use.
There are also two holiday cottages which have been let in the past for holiday and residential pruporses.
Labdon Farm is on the market with Stags Farm Agency for a guide price of £4,500,000.

A spokesperson for Stags said: "The main approach into the farm is along a private stone road and there is a secondary entrance through the woodland to the south-east which provides a more direct route to Eggesford Station located on the Tarka Line which links Barnstaple in North Devon and the mainline station at Exeter St. Davids.
"The farm land is gently undulating and comprises a mixture of enclosures in arable rotation and pasture fields with mature hedgerows and areas of mature broadleaf woodland providing a diverse habitat for wildlife."
